THE COST OF TITLE INSURANCE
Princeton Title & Escrow, LLC, charges “promulgated rates” when issuing owner’s and original mortgage title insurance policies. We will give reissue credit when applicable. While we encourage you to call us to receive a free quote, which quote will include an estimate of all closing costs and expenses associated with your transaction, below is a simple chart that you can use to determine the promulgated rate on an owner’s and original mortgage policy. An owner’s policy is written for the insurable value of the property, which is typically equivalent to the sale/purchase price. The original mortgage policy is written for the amount of the loan.
I. Owner and Mortgagee Title Policy Rates:
From $0 to $100,000 of Insurable Value (“IV”) $5.75 per $1000 Over $100,000 and up to $1,000,000 of IV $5.00 per $1000 Over $1,000,000 and up to $5,000,000 of IV $2.50 per $1000 Over $5,000,000 and up to $10,000,000 of IV $2.25 per $1000 Over $10,000,000 of IV $2.00 per $1000
II. Reissue Rates:
From $0 to $100,000 of IV $3.30 per $1000 Over $100,000 and up to $1,000,000 of IV $3.00 per $1000 Over $1,000,000 and up to $10,000,000 of IV $2.00 per $1000 Over $10,000,000 $1.50 per $1000
Reissue Rates (a reduced premium for title insurance) may be applicable to your transaction. You are eligible for a Reissue Rate provided that: (a) your transaction falls within one of the following categories; and (b) you provide us with your prior owner’s title insurance policy:
(1) Refinancing Transaction: Reissue Rates are available on mortgagee policies issued on refinancing of property insured by an original owner’s policy which insured the title of the current mortgagor; (2) Unimproved Land: Reissue Rates are available on policies on real property which is unimproved except for roads, bridges, drainage facilities, and utilities if the current owner’s title has been insured prior to the application for a new policy; or (3) Transactions Within 3 Years of Prior Policy: Reissue Rates are available on policies issued with an effective date of less than 3 years after the effective date of the policy insuring the seller or mortgagor in the current transaction.
III. Simultaneous Rates and Endorsements:
When an owner’s and mortgagee policy covering identical land are issued simultaneously we charge $250.00 for the simultaneous mortgage policy; provided, however, the amount of insurance does not exceed the owner’s policy. The premium on the amount of the mortgage policy in excess of the owner’s policy is calculated at the original issue rates for mortgage policies as set forth in I above. All endorsements are issued at promulgated rates.
